Private Property Rental Licence

The Municipality of Albufeira is  requiring the  owners of houses, apartments and lodging establishments, to make the validation of those properties. To this end, it will be launch a small campaign to allow interested parties to apply for the licence on the City Council Albufeira (CCA), in order to get a immediately  valid permition for a establishment of Alojamento Local (property rental lincence) to the Public. That allow for temporary accommodation services.

This measure is due to the most recent repeal of municipal regulations on the establishment and operation of lodging establishments in the city of Albufeira (according to Decreto-Lei nº 39/2008, de 7 de Março), in which those institutions have become known as the "Alojamento Local" (AL).

To obtain that title, the owners would register properties in the Divisão Administrativa de Obras Particulares of CCA , taking with them the certificate of land property (certidão predial do imóvel), the statement of responsibility signed by service personnel, stating that the electric, gas and water heaters meet the laws, the property plant to indicate the units of accommodation, a copy of the book for real estate projects and the security risks of fire and statement of responsibility (applicable only to a capacity of 50 or more rooms). In 60 days, the CCA will undertake a survey of the accommodation in question to verify compliance with the minimum requirements. In case of default, the person will be notified of the automatic cancellation of the Registry.

The minimum requirements to be met to have the licence, reported: connected to the public sewerage and water supply (well if you have to be of origin and if you have septic tank, the size should be according to ability housing), rooms with poor ventilation, and adequate ventilation, furniture and utensils necessary, sealing systems, lighting and doors to ensure the privacy of users, one toilet for every three bedrooms, consisting of sink, toilet and bath or shower, blameless conditions of hygiene and cleanliness, fire extinguishers, fire blankets, first aid equipment, instructions for appliances and no indication of national emergency (112) and a complaints book (in case of complaints, the original sheet must be sent for Autoridade de Segurança Alimentar e Económica – ASAE ).

According to current legislation, all advertising and commercial documents of accommodation must contain the words "Alojamento Local" or AL, and can never use the label "tourist" or "tourist" or any other classification system. Owners interested in purchasing a board of their AL, may do so in the CMA.
